Regarding my booking of plot
I had booked a plot in your chennai project GDSE 261 and I reside outside India. I have paid 10% and your team is insisting that I should come and sign the sale agreement immediately. I am not in a position to travel and will be visiting India only by end of July. Your team are not confirming this and are requesting me to pay 90% payment and get the agreement signed in July. I don’t understand the concept of how the mandatory requirements can be flexible if I pay 90%. Anyways I want to cancel this deal and request you to return my 10%. I am being treated as a defaulter and I get a feeling that I am at debt of Godrej for no reason.
Please help in this regard. None of the chennai team have been able to provide a solution and they are very slow in response. I have to chase for everything.
Return of token amount
I have booked one 3 Bhk flat at joka project kolkata. During sales marketing office tells that one flat is available at godrej orchid which have terrace and this terrace is excluding total flat area. For selling this flat we are taking permission from our head office which applicable for today only. For booking you pay Rs 50000 as token money. On good faith and knowing that Godrej is a brand name I have paid 50000 rupees. But unfortunately after coming to home I have seen that this terrace portion is included within total flat sq ft. Marketing office of joka , kolkata completely misguide me. Now I want cancel the booking and return the amount. For this purpose I have called so many times to joke marketing office but they have not response. Pl look into the matter.
ISSUES IN GODREJ PALM RETREAT
I have booked a flat in GPR Sector 150 Noida. From the very beginning I have found that the Project Team is not well versed with planning g and execution of project. Whenever any query is posed,the CRM team checks with the Project Team and gives vague, ambiguous and sometimes false replies. The latest major issue created is of 33 KV supply. GPR first denied any firm plan and when confronted with facts, accepted that they have obtained permission for hooking on to existing cable of another Society built by M/ Ace. The problem with this is that this 33 KV cable is totally busted with standby cable totally unserviceable. The cable is laid superficially underground, through waterlogged areas and totally violates Govt specifications. The grid supply to the Society breaks down very often due to this busted cable. The problem has been accepted by Chief Engineer PVVNL. If GPR goes ahead and hooks on to this cable, the GPR residents will have to depend more on DG set rather than Grid supply, a most undesirable situation. The problem has been repeatedly emailed to CRM team and escalated till 3rd and 4th levels also who have not even replied. Recently, the CRM has reluctantly agreed to look into the problem
It is clear that Project Team here is being mislead by the Builder M/ S Ace who is an unscrupulous builder. Ultimately, the sufferers will be future residents of GPR and Godrej brand will take a beating, if this problem and several other issues are not resolved at this stage. The problems are many.

Now after possession they are saying we will allot you open parking. They are saying complain anywhere you want.. Your agreement to sale has nothing mentioned open or covered parking. This is totally fraud and cheating by playing with words. I have never expected this cheating by Godrej. I will never recommend in my life for Godrej as it is most fraudulent company in India. I will complain regarding this in consumer forum and Maharera office. I have most frustrated experience in my life. Thanks for your cheating. You are most cheating people.

I have seem similar cases with Godrej Sales Reps. Their lies and fraud has no limits.
Even after possession, the properties will have a lot of open issues - like plumbing issue, fitting issue etc.
Refused to transfer electric meter in our names
After many hiccups we got possession of the flat in Panvel project. It's everywhere including Godrej project of other cities that electric meter is being transferred in the name of purchaser without any separate application. In Panvel project, the Project Director, and Godrej team refused to transfer meter in our names. It was unilateral and callous stand taken by the builder expecting every flat owners to rush to msed office for transfer of electric meter. It's the duty of the builder to transfer all properties in the names of purchaser once the full payment is done. Any one please looked into and overrule the decision taken at desk level.

We have taken a flat C1203, and they have created a app to make payments and to know the flat status, till then it was good, then there was a request to make a maintenance and registration etc amount and there was a link in the app itself so we have paid and closed it. Later on the day of registration, they have told amount sent to different godrej facility so we have to make another payment to have the registration or we have to wait until the amount is back so they requested to make the payment and so they will do ensure the amount is refunded. We have paid that 1.2L and done with registration. It's been more than a month now and no one even cares for the amount and especially we are so proud to have someone called customer representative who doesn't even call back or neither responds to messages. Moreover to escalate even there no one takes the ownership and all are busy with pulling new PPL to properties and forgetting after they paid the amount. I hope there will be someone who can help us here. With so much expectations we are awaiting to here back from someone.

Damp and erosion of walls
I have been residing in Godrej flat, B. T road, Kolkata since 31/03/2018.My flat no Kanchenjunga 407.Since 2020,Ihave been facing problems in the form of damp and erosion of wall adjacent to kitchen and two walls in the master bedroom. I have tried to solve the problem through Asian paints, but it was not fruitful. Due to some defects during construction, this kind of problem arises. I am a retired person.
Kindly rectify the defects.

We have received a letter today, enclosed for your Reference.
This is to inform you that we had a meeting with Ms. Amisha at your good Office (Faridabad) and subsequent telephonic discussion with Mr. Neeraj, We want to put in your kind consideration that we were not available to respond mails and receive calls due to Critical Medical urgency in family as my father passed away few days back so it was difficult for me to sign agreement. We came back to the town on Saturday (14/01/23) and visited your office today (16/01/23) to close the issue.
As earlier committed by Godrej officials that we would be facilitated with 1 year to make payment against the property, now the scenario is different and we are pushed to make the payment in 3 months which is very difficult for a salaried person, and Godrej is denying to give discount also. do not expect such miscommunication and disordered situation with Godrej kind of corporate house.
We want to complete the Registration / execution of the Agreement and also want to avail Discount as there was delay from Godraj Part also, committed Services took one year to get finalised of Godrej Retreat. not getting response from Godrej officials.
Please let me know how to go ahead and close the same. I am also available now on my mail id for any future communication.

Clarification required regarding fittings and fixtures

We have purchased 3bhk house at Godrej Woods. Our house number is T4 - 2XXX. Last Tuesday we went to see raw flat in Tower 4 to have an idea of how our flat will look alike. We were shocked to see the washroom fittings , slab and tiles. we were told during our sales office visit that actual flat will have equivalent fittings as shown in sample flat but reality is very different. Sample flat has Kohler fittings which gives a premium look however the actual flat has American standard fittings. These fittings don’t look premium at all neither the brand is as good as Kohler. Secondly the marble used in washroom washbasin slab is same as the one used outside the lift area in lobby, unimaginable. Project manager Shashank confirmed that these fittings are same across all flats. We purchased fully furnished flat now we are doubtful about the furnitures that will be provided by you seeing the fittings and material used so far.
Godrej stated luxury living but we don’t even see decent fittings and material which is very disappointing and this kind of service was never expected.
I request you to take a look at the project and do the needful.

You are right. Godrej as a builder is biggest cheating and worst organisation I have come across. They have totally raw, untrained Customer Ralation Team. None of the CRM person, we have contacted helped us. They are not aware of TDS to be deducted in case of property cost is over 50 Lacs. They have overinvoiced and have taken payment of TDS also. They have fauly system of raising Demsnd notice for payment. It is just a money collection chasing team (i would say extortion team). They just chase the payment and do not send any signed document unless it is chased no of times. None of their documentation system is in order. It seems ther is no laid down process in Godrej team. They are just capitalising Brand name.
Unfortunately there is no system of addressing customer grievience in GPL. They have not disclosed any where about the Customer Relation Team and its organisation. There is no system of escalating issues at higher level if lower level is not able to address the issue.
The mobile app and website are very slow and sluggish. Customer data is not updated on real time basis.
Please share Pics of defects and defficiencies observed in construction stage and we shall lodge complaint with Goverment and regulating authorities. I suggest we take up these issues with PMO ofiice, RERA, State Chief Minister offices, Competition and Consumer Act 2010, consumer complaints etc.
Try to mobilise all customers to join this movement.
Not getting response for the refund after the cancellation
I have previously made a booking in the project "The Godrej Meadows, Phase 2, Mahalunge, Pune" with your Flat no 1006, floor 10th, Tower T2 (typology 3bhk) and had cancelled it over email due to insufficient funds arrangement (because of some financial / medical reasons at home).
The transaction of Rs 1 Lakh was done on last Saturday i.e. 23rd July 2022 and my booking formalities were done on the next day i.e. 24th July 2022.
The other papers where the signature in the beginning was made by me and my wife were still not received by me as I wanted to go through the details.
The booking was done with the help of one of your colleagues Dimple Sirvi who sits in the Godrej mahalunge office, Pune (opposite to VTP Blue waters office).
I am not familiar with the cancellation process, so after an email communication I met with your Sales team colleague today where he (Shashi) mentioned that no cancellation formalities are to be done apart from the email communication.
As per the new RERA norms, there should be no cancellation charges if I cancel within 15 days of the booking, so I kindly ask you to refund my booking amount.
Please revert back to me and confirm that my booking has been cancelled along with the refund of my booking amount of Rs 1 lakh.

No response from godrej properties
You are absolutely right. The whole godrej properties team is hopeless. Once you book the appartment, they won't care you any more. I also keep writing to them but it is falling on deaf ears. No response either from RM or sales team through you bought the appartment.
Don't know what to do. Even the top management is also not bothered, it seems.
Cancellation of my booking of apartment with refund of the booki
Dear Sir/ Ma'm,
It is with immense happiness that we had made a booking of an apartment with Godrej in their project Godrej Emerald on 4th July. The apartment we had selected was 2101 in Tower 4.
An amount of Rs. 1 lakh was paid on the same day and an amount of Rs. 4 lakh was transferred on 5th July.
It it with deep regret, we put forward the application for cancellation of the apartment, as we are not able to arrange the consolidated amount of Rs. 110 lakh within the stipulated time.
About 85% of the total amount has to be arranged by 2nd September , for which the sources we had anticipated could not be arranged by the time.
So, we humbly put forward our request to cancel the booking with refund of the amount paid till date, ie, Rs. 5 lakh.

Dear Godrej Team,
I hope this email finds you well. My name is Jaskaran, and I recently booked a plot in Mumbai through one of your dealers. Unfortunately, I have encountered some serious issues that I would like to bring to your attention.
When I initially booked the plot, I was assured by the dealer that the payment plan would span over 2.5 years. Based on this promise, I paid the booking amount of ₹45,000, and I have attached the receipt for your reference. However, I later discovered that the payment plan had been changed, and this was not communicated to me at the time of booking.
Due to this discrepancy, I decided to cancel the booking. I informed the dealer, who advised me to send an email to request my refund. Despite following this instruction, it has been over six months, and I have yet to receive my refund. Additionally, the dealer has stopped responding to my calls, which has only added to my frustration.
I was also in contact with Ms. Ayushi Gupta (Ayushi [dot] gupta [at] godrejproperties [dot] com), who assured me that my refund would be processed if I sent an email. However, after multiple follow-ups, I have not received any response from her either. She initially suggested that I retain the booking due to increasing rates but has since stopped communicating with me.
I am deeply disappointed by the lack of transparency and professionalism in this matter. I feel that I have been misled, and my trust in your company has been severely damaged. I request that my refund be processed immediately, and I would appreciate a prompt response to this email.
If this issue is not resolved soon, I may have no choice but to consider further action to recover my funds.

I have applied for a unit at Godrej Nest at Noida and I am disappointed with response of sales team. Despite making payments, one doesn’t hear anything or get any reassurance from them. Worst is that your customercare email also neither acknowledges nor replies to any queries. It looks that one has got into a bad deal. Pl improve your system to maintain the trust of Godrej name.
